A home is one of the most important investment that a person make in their life. A home is your personal branding, it is the physical window into, or a representation of, who you are. When people enter the front door they are greeted with the essence of you (your individuality, your taste, your attitude, your hygiene, your success, all your likes and dislikes). Like it or not, these are some judgements that is formed the minute a person enters a home.

This is one of the reason why, most people take pride in their space. They want a relaxed, beautiful, and enjoyable space to “live out themselves”, and to entertain their guests. Because of this, many people invest priceless times to finding the right home in the right neighbourhood, and is willing to alter their budget to get into the right space. People also spend countless hours in search for the right paint colour, lighting, drapery, furniture and accessories to decorate their home… Because their home reflects them.

This is also one big reason why it is so hard for home owners to “depersonalize” their space when preparing their home for sale. It is an invasive process. People find it difficult to receive or accept negative feedbacks about their space, just like they would about their attire.
So, when preparing a home for sale, it is important to first, desensitize yourself from your home. This, will enable you to neutralize the depersonalize your personal style, and create a style that will attract the majority of potential buyers for your home. When in doubt, It is best to keep things neutral, clean and at a minimal… Unless, of course, your home and your personal style is already that of what most buyers desire.

Staging a house for sale does not need to be a complicated project, if you keep in mind, less is more.
Minimize and depersonalize!
We’ve seen properties where every corner of the space is filled with ‘stuff’, and it doesn’t need to be that way.
Corners, for the most part does not need to be occupied. It is false to believe that by ‘creating functionality’ to every corner of a house, one will give that house more value. The actual fact is, less stuff = more money saved.
So instead of fluffing every corner of your home, allocate your budget to the central living areas, and making that your main attraction.

When staging your home, always remember to keep one goal in mind—- to sell the house.
Once your house is on the market, it is no longer “your home”. So throw out your personal tastes and preferences when staging, and focus on making the house easy for buyers to transition into.
People want to be enticed by the possibility of the space rather than be overwhelmed with excessive personal and visual information; therefore, it is best to keep things clean, and create spaces to exude warmth and livability.

Unsurprisingly, there has been a lot of talk about real estate in the last couple of months. So, we thought we would take a moment to give you our two cents….. Since the economic downturn of 2008 we have seen a rapid recovery. Fuelled by low interest rates and favourable buyer conditions, bargain hunters began snapping up properties and driving prices back up. Multiple offers once again became the norm as there was not enough supply to keep up with the demand. Before we knew it we had surpassed the highs of 2008 and set a new benchmark price in Vancouver according to the REBGV ($1.66 million for a West Side home and $510,000 for a West Side apartment).

It seems as though we are now at a stalemate. Buyers feel that prices escalated too fast and are awaiting a correction and sellers are holding on for maximum value. The result is a slower than normal market with well priced and desirable listings sitting on the market for months rather than days. It seems as though buyers are winning the battle as prices have begun to fall slightly. “Prices rose too fast and there needs to be about a 5%-10% correction before I return to the house hunt” seem to be the words from most of our buyers. Time will tell, but we expect things to be slow for the summer with some great deals to be found. As soon as the days get a little shorter and the lure of the beach wears off the market should be a bit more balanced. Unfortunately that means that Buyers will have lost any advantage they had during the summer.

No matter how disappointed you are in your small space/room/ nook, you’ll eventually need to become realistic.
Accept the fact that your space is small, and start by defining that space for its purpose and functionality, and then love it and be loyal to it.
Recognition and acceptance is key!
Small is beautiful. Remember that when decorating your small space.
It is possible to make any small space into a beautiful and wonderful private space that look both stylish and functional.

Tip for small spaces:
*The colour scheme for decorating is very important especially in small spaces.
A palette that flows will give any space a cozy and intimate feel. Choose colours that look appealing together, and make sure your colours and tones blend evenly together and throughout the room.
Please stay consistent and true to your color palette plan. Bein indecisive about colours will cost you time and money.
*Stick to your colour plans.
